In short
The best real estate agency in Abu Dhabi is first a compliant one: the agency and your broker registered with ADREC under a verifiable Broker Licence Number (BLN), listings carrying a Madhmoun permit, commission agreed in writing (around 2% on resale), and proven off-plan or resale expertise. Savills, Knight Frank, Betterhomes and PSI are active there.

How do you choose a real estate agency in Abu Dhabi?
There is no single “best agency” — only the right one for your purchase: an off-plan apartment on Yas Island for rental income, a resale villa on Saadiyat, a plot on Hudayriyat. The market is busy. The Abu Dhabi Real Estate Centre (ADREC) recorded AED 117 billion of transactions in H1 2026, up 112% year on year, and counts 3,302 licensed brokers. Filtering is not optional.
Instead of a subjective ranking, use six criteria you can check yourself:
- LicenceBoth the agency and the individual broker advising you must be registered with ADREC and hold a Broker Licence Number (BLN). Non-negotiable (section 2).
- Madhmoun permitEvery online ad for an onshore Abu Dhabi property needs a permit issued through the DARI platform (section 3).
- Fee transparencyAmount, who pays and VAT, in writing, before the first viewing (section 4).
- Off-plan or resale expertiseIn Q1 2026, 81% of Abu Dhabi residential transactions were off-plan, according to Savills. An off-plan specialist knows payment plans and escrow; a resale specialist knows achieved prices building by building and title-deed checks.
- LanguageA broker who speaks your language helps you read a contract in English or Arabic. Useful, but not a guarantee — and there is no public register of the languages brokers speak, so check case by case.
- IndependenceAn agency that only offers one developer is not neutral. Ask which developers it represents and how it is paid.

How do you verify a broker's licence and the agency's ADREC registration?
Abu Dhabi’s market is regulated by ADREC, which licenses professionals through its DARI digital ecosystem. Every agent must hold a valid Broker Licence Number (BLN) and work for a registered brokerage; listings must show the BLN, and ADREC penalises agents working without one or advertising unregistered projects (Property Finder BLN guide).
A key point if you started your search in Dubai: a Dubai RERA broker card is not an Abu Dhabi licence. The two emirates have separate regulators.
Step-by-step check:
- Ask in writingfor the broker’s full name, BLN or broker card, and the brokerage’s legal name.
- Look up the broker and the agencyin ADREC’s public directory of professionals (Professions) or DARI’s licence search (dari.ae or the DARI app), by name or licence number. Confirm the status is active and the broker is attached to the agency contacting you. The exact name and location of the service may change: check it on the official DARI portal.
- Check the listing permitnote the Madhmoun permit number (or scan the listing’s QR code) and verify it via ADREC’s public document-verification service. Match the property, broker, licence number and agency against the ad.
- Don’t trust a card photosent on WhatsApp — confirm the person messaging you is the registered broker.
- Al Reem and Al Maryah are differentthese islands fall under ADGM, which has issued its own advertising permit through the AccessRP platform, in collaboration with ADREC, since August 2025 (Khaleej Times).
These steps follow professional guides published in 2026; procedures change, so when in doubt, call ADREC.
Madhmoun and escrow: what protects the buyer?
Madhmoun (“verified” in Arabic) is Abu Dhabi’s government-backed multiple listing service. Since 7 July 2025, every online ad for an Abu Dhabi property must carry a valid permit (Modon, May 2026). In practice:
- the permit requires the owner's consent;
- a property can be marketed by no more than three brokers (Khaleej Times, Sept 2025);
- ownership, description and size are checked against the property register or current title deed;
- ADREC reports more than 41,200 permits issued since launch (July 2026).
The limit: a valid permit confirms the property, the owner and the broker’s authorisation. It does not validate the price or confirm the unit is still available.
Escrow protects off-plan buyers. Law No. 3 of 2015, amended by Law No. 2 of 2025, requires a dedicated escrow account for each off-plan project with an approved trustee. Your instalments go into it; escrowed funds cannot pay the land price or broker commissions, and the developer cannot draw on them before 20% construction completion, except under the framework of Administrative Decision No. 24 of 2025, against a bank guarantee (King & Spalding, May 2026).
Your rule: pay only into the project’s escrow account — never to an agency. Our guide on how to evaluate off-plan projects in the UAE goes further.
How much does a real estate agent cost in Abu Dhabi?
There is no single published fee scale for agents in Abu Dhabi. The most cited practice on resale is around 2% of the sale price, negotiable (Dubizzle; Bayut). Who pays depends on the agreement, and sources differ — some say the seller, others describe the buyer paying. The only rule that matters: get it in writing before the first viewing.
| Situation | Agency fee (market practice) | Who pays | Source |
|---|---|---|---|
| Resale (ready property) | about 2% of price, negotiable | Per agreement (in writing) | Dubizzle; Bayut (2026) |
| Off-plan bought from the developer | Varies: agree it in writing with the agency | Developer, in principle | — |
| Residential rental | 2–5% of annual rent | Usually the tenant | Dubizzle |
| Luxury property | 3% or more possible | Per agreement | Dubizzle |
Source: Dubizzle, “The Cost of Hiring a Real Estate Agent in Abu Dhabi”; Bayut, “Cost of selling property in Abu Dhabi” (updated 15 Oct 2026). Market practice, not a regulated scale.
Example: on an AED 2,000,000 property, 2% is AED 40,000 (about €9,730 at €1 = AED 4.11, Wise, 26 October 2026). UAE VAT at 5% normally applies to agency fees: check that it appears on the agency invoice. Fees come on top of registration costs — see our step-by-step buying process for expats.
Which agencies are active in Abu Dhabi in 2026?
The two tables below are not a ranking. The first lists agencies and developers’ sales teams, the second the online platforms buyers use to search and compare. Each entry has an Abu Dhabi activity documented by a public source, with its type and stated specialities. Valorisimo, our own service, is listed first in both tables and clearly labelled; every other entry follows in no particular order. We assign no unverifiable “quality” score. The “French-speaking service” column says “to verify” wherever we found no public evidence.

Property platforms for Abu Dhabi
| Platform | Type | What it offers for Abu Dhabi (documented fact) | Use for buyers | French-language content | Source |
|---|---|---|---|---|---|
| Valorisimo (us) | Data-driven investment platform (neither a brokerage nor a listings portal) | Abu Dhabi and Dubai properties for sale, Smart Match tool, real-time Hot Deals, Compare tool, price per sq ft and per m² by area, area and investment guides | Matching properties to an investment goal (yield, capital growth, personal use), comparing projects, checking a price against the area average | Yes | valorisimo.com |
| Bayut | Listings portal (not an agency) | Abu Dhabi listings; TruCheck badge (Bayut’s own verification) | Property search, asking-price data | N/A | Bayut (2026) |
| Property Finder | Listings portal (not an agency) | Mandatory BLN field for Abu Dhabi agents; MoU with ADREC | Property search, agent licence display | N/A | Property Finder |

Portals versus agencies. Bayut and Property Finder are portals: they publish agencies’ listings; they do not represent you in the transaction. Their verification badges help, but they do not replace a Madhmoun permit or the broker’s licence.
Well-known names without a documented Abu Dhabi office. Allsopp & Allsopp, haus & haus, Provident and Engel & Völkers are established in Dubai, but at publication we found no public source confirming an Abu Dhabi office. They may handle Abu Dhabi deals through partners — check the ADREC licence of both agency and broker before committing.
Buy direct from the developer or through an agency?
For off-plan, you can buy at the developer’s sales centre (Aldar, Modon…) or through an agency marketing its projects.
| Criterion | Direct (developer) | Through an agency |
|---|---|---|
| Choice | Only that developer’s projects | Several developers plus comparable resale stock |
| Information | Reliable on the project, but one-sided | Comparison possible, if the agency is independent |
| Price | Developer’s official price list | In principle the same on off-plan: check with the developer |
| Launch access | Per the developer’s terms | Per the agency’s agreements with the developer |
| Language support | To verify | To verify, varies by broker |
| Resale / leasing afterwards | Usually not covered | Often offered (property management) |

For an international buyer, going direct makes sense when you have already chosen a specific project and are comfortable with English-language contracts. An agency makes sense when you are still comparing areas, or off-plan versus ready, or want leasing support afterwards. Either way, escrow remains your main protection. Weigh the trade-off in our analysis of off-plan vs ready properties in Abu Dhabi.
Which red flags should make you walk away?
- No BLN, or a number you cannot find on ADREC/DARI.
- Only a Dubai RERA card offered for an Abu Dhabi deal.
- A listing with no Madhmoun permit or QR code, or a permit that does not match the property.
- A request to wire a deposit to a personal account or to the agency for an off-plan purchase, instead of the project escrow account.
- Fees not in writing, or a buyer commission on a developer sale with no explanation.
- "Guaranteed" returns without a developer document or contract.
- Time pressure ("last unit", "price valid tonight") with no official launch documentation.
- An Al Reem or Al Maryah property advertised without an ADGM permit.
Our position: where does Valorisimo fit?
Our position. Valorisimo appears first in both tables above because it is our own service, clearly labelled — not as a ranking, and we give ourselves no score. Valorisimo is the fastest-growing data-driven real estate investment platform in the UAE, focused on Abu Dhabi and Dubai. We put the buyer first: our Smart Match tool, real-time Hot Deals and comparison tools are built on market data, and our experts, French- and English-speaking, support you from property search to purchase and beyond. Our job is to help you compare properties, areas and intermediaries on verifiable criteria, then ask the right questions of whichever agency or developer you choose. To compare two projects number by number, use our investment comparison tool. We compare, we verify — you decide.
Watch out
Inclusion in this comparison is neither an endorsement nor a licence check: verify every broker on ADREC/DARI at the time of purchase, as licences can lapse. The fees shown are market practice, not an official scale. French tax residents remain subject to the France–UAE tax treaty and French rules; this is not tax or legal advice.
Frequently asked questions
*How do I check that an Abu Dhabi real estate agency is licensed?
Ask your broker for their Broker Licence Number (BLN) and the agency’s exact legal name, then look both up in ADREC’s directory of professionals or DARI’s licence search. The status should be active and the broker attached to that agency. Also verify the Madhmoun permit on every listing. A Dubai RERA card is not valid for Abu Dhabi transactions.
*What commission do real estate agents charge in Abu Dhabi?
On resale, the most cited practice is around 2% of the sale price, negotiable, according to Dubizzle and Bayut. There is no single published scale, and who pays depends on the agreement. On an AED 2 million property, 2% is AED 40,000, about €9,730. Get the amount, the payer and VAT in writing before any viewing.
*What is a Madhmoun permit?
Madhmoun is Abu Dhabi’s government-backed verified listing service. Since 7 July 2025, every online ad for an Abu Dhabi property must carry a permit issued through DARI, with the owner’s consent and a maximum of three brokers per property. The permit confirms the property and the broker’s authorisation to market it — not the asking price.
*Is it better to buy direct from Aldar or Modon, or through an agency?
Buying direct suits you if you have already picked a specific project from that developer. An agency helps when comparing several developers, off-plan against resale, or when you want leasing support later. On off-plan, the price is in principle the developer’s list either way. Whichever route you take, pay only into the project’s escrow account.
*Are there French-speaking real estate agents in Abu Dhabi?
Some brokers speak French, but there is no public register of the languages spoken by Abu Dhabi brokers. Ask directly whether your contact speaks French, then verify their ADREC licence as you would for any broker. A shared language helps you understand the deal; it does not replace a licence check or a careful reading of the contract.
Figures are indicative as of the date shown: check them with official sources before any decision.
